McShane performed the construction of the building shell as well as the interior buildout for the tenant. The facility is situated on a 7.37-acre lot and will feature brick masonry with stone window and parapet wall accents.

Inside, the building features office, conference room and collaboration space for employees, a treatment area for patients receiving infusions, two clean rooms, a showroom, multiple pharmacy prep areas and warehouse-style storage.

The eight-story office facility was constructed on a greenfield site near O’Hare International Airport and features precast concrete construction with ribbon windows on top of a four-foot mat foundation. The first three floors and partial fourth floor of the building encompass structured parking with floors five through eight featuring open office areas. The total parking count for the development is 628 spaces.

Sitework completed by McShane included surface parking, driveways, landscaping, a pond featuring a retaining wall with glass guardrail, outdoor seating and an elegant fountain.

The facility features a glass curtainwall and corten steel panel rainscreen exterior with a central courtyard encompassing decorative stone and shade trees for employees and visitors.

The single and multi-story facility includes a 31,171-square-foot showroom area with 150′ clear span custom truss system fabricated by Trumpf machine equipment, allowing visitors to observe live sheet metal production. A custom-made catwalk with a balcony spans the mezzanine area of the showroom to feature production processes from above.

A 25,126-square-foot office area includes an auditorium, open and private offices and multimedia room.

Located next to Ronald Reagan UCLA Medical Center in the heart of Westwood, the development was designed to match elements of the surrounding historical Westwood architecture. The steel frame and cast-in-place concrete structure consists of four stories of office and retail space constructed over a three-story, underground parking structure with a brick, glass and metal panel exterior.

The building incorporates rooftop bio filtration planters, high ceilings, efficient lighting, state-of-the-art HVAC and sound insulation, making it a desirable, energy-efficient property for businesses. Tenants also have access to an electric vehicle charging station and 88 parking spaces within the three-story parking garage.

The overall design provides the benefits of an open office plan to enhance collaboration while maintaining privacy within each work station by utilizing extended frosted-glass partitions above the cubicle walls. Private offices are located around the windowed perimeter of the building and feature DIRTT glass walls and doors to enhance natural daylighting within the space. Each work station incorporates stand-up desks and guest seating.

The suite features several conference rooms, open teaming areas, training rooms and a breakroom with a contemporary kitchen providing café and bar-style seating. The second-floor space wraps around a south facing two-story atrium that grounds the breakroom and training areas, creating a hub of integration that is accented by a feature wall of awards and floor-to-ceiling vinyl graphics depicting the entire development and construction process. A second feature wall includes exposed construction materials and serves as an educational piece for employees and visitors.

The office is comprised of an 82,000-square-foot build-to-suit facility and a two-level parking structure that offers 409 vehicle spaces.

The building features a post-tensioned concrete frame with a glass curtainwall enclosure, a water feature, wood and steel trellises and lush landscaping with reclaimed water for irrigation.

McShane provided the completion of 322 interior offices and a walkway with convenient access to Orbital Sciences’ existing campus situated adjacent to the facility.

The scope of the project was also expanded to include the completion of an 80′ vehicle and pedestrian bridge and an additional 300′ roadway.
