The first phase of the project involved building out 19,772 square feet of freezer space, 18,520 square feet of cooler space, office space, cold docks with 20 dock positions and two drive-in doors, cold production space, and a shipping area.

In the second phase of construction, McShane added a 10,000-square-foot ready-to-heat commercial kitchen within the cooler space.

The building also incorporates 4,000 amps of power and a cascade refrigeration system that maintains 15,151 square feet of cooler storage at 34° F, 23,984 square feet of freezer storage at -10° F and 27,261 square feet of cooler dock staging at 34° F. The food and beverage tenant improvement assignment encompassed over 18,000 square feet of commercial kitchen space to facilitate meal preparation for DO & CO’s operations, including multiple freezer and cooler areas, dry storage, produce storage and a bakery. Nearly 12,000 square feet of office space was also completed. The food preparation facility meets FDA food handling and preparation standards and supports both halal and non-halal foods.

The build-to-suit beverage distribution facility has a 26′ clear height and encompasses 10 truck docks, side bay loading accommodating two trucks, 3,605 square feet of cooler space and 61,220 square feet of warehouse space.

A 10,600-square-foot office was also constructed that includes private offices, conference and hospitality rooms. McShane completed all sitework including landscaping, truck courts and parking for 79 vehicles.

The project included the renovation of an existing 72,872-square-foot office component and 592,704-square-foot warehouse. McShane constructed a 347,000-square-foot addition for the firm’s food processing area that includes two refrigerated coolers totaling 132,000 square feet.

The warehouse/manufacturing addition features a 32′ clear height, 68 truck docks, three drive-in doors and new surface parking for 591 vehicles.

JBSS is an integrated manufacturer of packaged and bulk snack food products including popular brands, such as Fisher Nuts.

On a 41-day fast-track construction schedule, McShane Construction Company completed the first phase of improvements including the 122,000-square-foot warehouse area, the 5,000-square-foot office, a 40,000-square-foot refrigerated storage area, and refrigerated docks. McShane also installed 17 additional truck docks and added parking for both automobiles and trucks. A 40,000-square-foot freezer component was also completed.

Bolingbrook Point One now serves as the Midwest distribution center for dry goods, refrigerated products and frozen foods on behalf of this popular specialty grocery chain.

With a late fall start, McShane rapidly completed grading and underground utilities while executing an amazing eight-day schedule to stand the 227 precast panels for the exterior of the building. Following the swift completion of the wall panels, steel erection and the subsequent installation of the building’s roof, the structure was fully-enclosed allowing concrete and interior work to proceed throughout the impending winter months.

The shell building, together with a 135,213-square-foot tenant space including 4,500 square feet of office and 20 dock doors was leased to Kellogg Company. The 32′ clear facility features T-5 lighting, 2,000 amp electrical service, an ESFR sprinkler system and parking for 255 vehicles and 41 trailers.

McShane enhanced the overall shell of the existing building to support new refrigeration components, kitchen equipment and upgraded building and safety systems. The facility’s office, warehouse and production areas were modernized with contemporary features to optimize operational efficiencies.

Throughout the construction process, DO & CO Chicago was in operation utilizing temporary kitchens and equipment requiring McShane to facilitate detailed coordination and scheduling to accommodate the ongoing food service operations. The fast-track construction schedule began in late May and was completed in September 2014.

The facility includes over 41,000 square feet of refrigerated cooler space, 22,000 square feet of processing areas, a new quality assurance laboratory and 13,000 square feet of office space.

McShane’s design and construction process required extensive planning that incorporated several sophisticated elements, such as a 3,200 amp electrical service that is fed from two substations, a 35,000 lb. rooftop cooling tower and a 250-ton capacity refrigeration room with a central ammonia system.

The facility features 40′ x 48′ bays, a 30′ clear height, four drive-in doors and 32 exterior truck docks. The interior design includes a 200,000-square-foot freezer, dry storage areas, a large staging and shipping component and an office support area.

The 12.4 acre site provides parking for 200 cars with available trailer parking and offers immediate access to and frontage on Interstate 55.

McShane constructed 10,217 square feet of office space, 71,983 square feet of warehouse and distribution space and 10,258 square feet of mezzanine storage. McShane also completed a refrigerated cooler with a temperature of 40° F.

The building features a 24′ clear height warehouse area including drive-thru loading capabilities, six external docks, 10 drive-in doors and vehicle maintenance facilities. McShane executed a fast-track construction schedule to complete the facility within a five-month time frame.
